An established engineering and management company has a full-time opening for a Construction Manager as Agent (CMa) for an Elevator Modernization Project. The work includes modernizing three (3) hydraulic passenger elevators and one (1) traction service elevator inside a Federal building. This position is subject to a competitive bid process and will become available if the contract award is won.
The CMa shall assist in ensuring that the government requirements with regard to scope, schedule, budget, quality and other aspects of the project are met. The CMa shall serve as a facilitator and coordinator of the activities of all parties to ensure that the project execution proceeds according to plan.The specific activities and tasks required of the CMa are listed below.

The CMa shall take initiative in helping resolve problems and minimize claims taking all reasonable measures to anticipate problems and delays and to minimize or eliminate their adverse impact to the project schedule, budget, and approved design. The CMa shall take the initiative and act to mitigate circumstances that could lead to claims, resolve conflicts promptly, and keep the government advised of any potential disputes and project delays. The CMa shall exercise due diligence to ensure that the project meets applicable requirements, codes, regulations, standards, and the project construction documents.
The CMa must understand principles of Federal Contracting, including contract administration in accordance with Federal Acquisition Regulations (FAR), the General Services Administration Acquisition Manual (GSAM), and Public Buildings Services acquisition policy.
The CMa shall consult and coordinate with federal, state, regional, and local agencies as required for project approval(s).
The CMa shall visit site at a frequency that will ensure he has a full understanding of the status of the project, the progress of construction and awareness of current and potential issues.
It should be assumed that approximately 75% of the construction work will be performed during non-business hours (after 6:00 PM to 5:00AM weekdays). The CMa staff shall provide adequate construction management coverage during normal and off hours by adjusting their schedule.
The CMa shall staff the projects to provide the required inspections and services while the contractors are onsite performing the work regardless of whether the work is during off hours or normal business hours.
