A professional engineering and construction management company is looking to fill a Construction Manager (CM) position located at Elk Creek Visitor Center near Gunnison, Colorado.

The work includes the rehabilitation of the Elk Creek Visitor Center at Curecanti National Recreation Area, including site and parking lot related improvements to provide outdoor accessibility (ABAAS) upgrades. All existing building systems will be replaced with new systems (HVAC equipment, electrical equipment and branch wiring, light fixtures, plumbing fixtures, cold water, hot water, wastewater and vent piping all to be replaced.) Additionally, a new fire suppression system will be added to the building. Selective demolition to occur (interior and exterior) to accommodate the proposed modifications. Exterior building repair/rehabilitation work will include a new roof to match the original (cedar shakes), replacement of existing weathered/worn cedar shakes at the observation deck and ramp guard-walls, repairs to exterior stucco (where failing), and improvements to the observation deck and ramp walking surface, as well as landscape and an improved outdoor amphitheater space. Interior rehabilitation consists of spatial modifications to support staff needs as well as meet functional requirements of a modern visitor center. A new interior elevator will be installed to provide ABAAS-compliant access to the main level of the visitor center. Existing restrooms will undergo modifications to be ABAAS compliant. Exterior site related improvements consist of providing (2) accessible parking spaces adjacent to the visitor center and regrading a portion of the existing parking lot to provide oversize vehicle ABAAS parking spaces. The site walk/approach to the building will be improved to provide more opportunities for park programming and visitor interpretation/education. Work associated with regrading of the parking lot to provide accessibility oversize vehicle parking spots and modifications to existing islands to provide an accessible path from the parking spots to the Visitor Center shall be scheduled to occur toward the beginning of the project.

The CM shall be:

  • Education and professional qualifications related to construction, architecture and engineering;
  • Knowledgeable in construction practices including applicable building codes and applicable safety regulations, cost breakdown estimating, negotiating, and technical writing;
  • Must hold a minimum of Occupational Safety and Health Administration (OSHA) 30-hour construction safety training certificate;
  • Experience providing similar services for similar projects;
  • Computer literate and able to open and manipulate Oracle Primavera Project and Microsoft (MS) Project, Word and Excel.

Duties will include providing technical assistance and support to CO during construction, communicating with team members, submittal reviews, construction modifications, general inspections, Architect/Engineer Inspections and specialty services as needed.

Performance Period: The CM shall provide part-time (20 hours a week) for 3 months and full-time (40 hours a week) for 10 months of construction management services. This position is expected to last one year and is subject to award of contract. Exact dates of performance have yet to be determined and are dependent upon start of construction activities, but they are anticipated to be October 2020 to November 2021.
